Ikos Dassia Resort
Magical transformation
CHALLENGE
Development and commissioning of the central building automation system BMS of Ikos Dassia Resort
SOLUTION
- BMS: Siemens Desigo System
- Desigo CC management software
- Desigo PX Automation stations
RESULT
The project was completed exactly as planned, on time to welcome the first visitors.
PROJECT DESCRIPTION
The IKOS Dassia Resort opened on May 3rd, in a lush green area of 100 acres on the sea, in Dassia, Corfu. Sani-Ikos Group acquired in November 2016, two historic hotels in Corfu (Corfu Chandris and Dassia Chandris). They were combined into a single five-star hotel, with distinctive architectural and aesthetic elements, under the supervision of AKTOR S.A.
The new hotel consists of 411 luxurious rooms, suites and villas, restaurants, 7 heated swimming pools, sports facilities and also childcare and babysitters.
AS Automation System Hellas undertook the development and commissioning of the central building automation system BMS of Ikos Dassia Resort.
TECHNICAL SOLUTION
Our automation solutions evolved around Siemens Desigo System, one of the most complete and efficient BMS systems in the world. The important advantages relate mainly to the communication protocol that allows the integration of different systems and devices on the same backbone. Its expandability makes Desigo an excellent investment for the (many) years the resort’s operation.
The systems that are controlled and monitored centrally are:
- Domestic hot water production.
- Solar plants.
- Regulation for water temperature in the pools.
- Cooling and heating generation plants for HVAC systems.
- Kitchen air-pressure balancing regulation.
- Air handling units.
- Ventilation plants.
- Outdoor lighting.
- Remote drilling plants.
- Domestic water treatment.
- Monitoring of auxiliary utilities.
- Room temperature control according to room occupancy.
The interaction of the system with the operators is being done through the Desigo CC platform, offering extensive management capabilities.
The system monitors 4,000 control points, which are distributed over 55 control panels. The BACnet / IP protocol is responsible for the communication of the automation stations with the management station and with the LG VRF system, controlling 546 units and 10 Hydrobox units.
Secondary protocols such as Modbus and Siemens Ethernet ISO over TCP / IP, are used to integrate heat pumps, VAMs, electrical systems and the wastewater treatment.
System support is done remotely via a fully secure VPN connection.
AS Automation System Hellas has completed the installation of Ikos Dassia Resort's BMS building automation system within a very tight time schedule and with absolute consistency at delivery date. The Ikos Dassia resort was ready to host its guests just as planned.
Andreas Andreadis, Ikos Resorts head said: "I would like to thank the 1,000 employees in construction and the 700 employees in operation for this incredible result."
IMPACT OF THE PROJECT
Apart from adding another high-quality tourist unit to the Greek tourist product, the investment has a very important imprint on the social and economic life of Corfu.
The number of employees exceeds 700 people, while a significant number of individuals and businesses were employed during the construction of the hotel.
Ikos Resorts, in Dassia, as well as in all destinations where it is active, places special emphasis on the environment. With the pioneering Ikos Green program, it closely monitors the day-to-day management of hotels and sets ambitious sustainability goals for water, energy, waste and the supply chain.
Ikos Resorts in Corfu is being added to Ikos Olivia and Ikos Oceania in Halkidiki, which have been ranked 1st and 3rd in the Top All-Inclusive Resorts category in the world, and at this year's Travellers Choice ™ TripAdvisor.
“I would like to thank the 1,000 employees in construction and the 700 employees in operation for this incredible result.” Andreas Andreadis.
